Finding the apartment that will be your home in the coming months raises many questions and opportunities. In this section, we will try to answer all the questions that usually arise.

Who is staying in Homiii?

Young people between 18 and 33 years old, students and/or young professionals. On the HOMIII website you can see who has booked, or is already living in the apartment you have chosen.

What am I going to find in the apartment/room I rent?

We specialise in rooms in shared flats and apartments, furnished and equipped with all the basics to make your stay as pleasant as possible. We emphasize the installation of NETFLIX in all the flats, WiFi and we carry out a periodic maintenance of the common áreas

How long can I lease an accommodation?

The minimum stay depends on the time of year in which you want to hire your room. The specific conditions will be reflected in the contract that we will send you when the booking is formalised and that you will sign on the day of your arrival.

Are rental supplies included?

A fee is charged for supplies defined in the contract as well as on the web. Supplies are not included in the rent.

Are the apartments equipped with bed linen and towels?

You have the option of contracting this service before your arrival by contacting, but in general bed linen and towels are not included

Do the apartments have kitchenware?

The apartments are always equipped with basic kitchenware, appliances, ironing board, among other materials

Do I have to pay in advance for you to start processing my application?

After identifying and selecting the apartment and room you are interested in, you must pay the non-refundable booking fee and make the payment of the deposit, equivalent to one month's rent plus a supply fee. On the day you enter the room, you will sign the Lease Contract that we will have sent you by e-mail. The details of the current account to make the transfers appear in the Lease Agreement. If you have not paid before entry, the contract will be immediately cancelled and you will not be able to stay in the room.

Can I book accommodation online from my home city?

Yes, you can book your accommodation from your current city, saving you time and money. When you get to Madrid you can go straight to the flat.

Can I use the deposit for the payment of the latest rent(s)?

The deposit may NOT be used for the payment of rent; is the guarantee that the owner has to cover any damage at the end of the contract, and legally must be deposited with the corresponding Official Agency, so it cannot be used for any other purpose

How are incidents that may occur during the stay in the apartment managed?

Incidents that may arise during the stay are managed via email In addition, in your flat you will have our contact numbers, maintenance companies and services so that you can manage it directly. Remember that you are in a rented flat, we give you a service from HOMIII, but there will be incidences that you will have to solve directly as you would normally do living rented.

How is cleaning done?

The apartment will be completely clean at the time of entry. Periodically the common areas (hall, living room, kitchen, corridors and bathrooms) are cleaned. If during your stay you want an additional or periodic cleaning, this can be contracted for an additional cost, you must request it to

Can I extend the duration of a contract, perform contract renewals?

You must notify in 30 days before the end of contract date, Homiii reserves the right to accept it depending on the availability of the property and the duration of the requested extension. The conditions are stated in the contract, which is signed on the date of entry.

What is the apartment entry procedure?

A few days before your arrival, a representative of HOMIII will contact you to inform you of the steps to follow in order to collect the keys and carry out all the formalities. The following actions will be realised at the time of entry:

What is the procedure for exiting/delivering the apartment?

For the departure from the apartment it is necessary to coordinate with HOMIII the date and time of departure, which is scheduled according to your departure date reflected in the contract. Prior to departure it will be necessary to settle any outstanding account, either for rent or payment of supplies. We check that everything is correct in the apartment. The return of the deposit will be made maximum 30 days after your departure, since it is an administrative process dependent on the competent Official Organism, by transfer to your account. However, we will try to return your deposit in a shorter time.

What is considered to be serious actions involving the cancellation of the contract?

Non-payment, not respecting the rules of coexistence in the apartment and with respect to the Community of Owners, excessive noise that lead to complaints or even the need that our night care service must go to the apartment to notify of the non-compliance of coexistence and noises, of course complaints that arrive at the property because of the incidents caused on the apartment

Is there an agency fee?

An non-refundable booking payment will be paid and will be determined according to the season and will be paid before the start of the lease and signing of a contract.
