Looking for accommodation that will be your home in the coming months generates doubts and uncertainty. For this reason, we will answer all the questions that usually arise when finding the coliving you were looking for.

Who is staying in Homiii?

Students and young professionals between 18 and 33 years old. Once you register on the web, you will be able to see the profile of the person who lives in each house for the selected period (age, nationality, studies/profession).

What am I going to find in the apartment/room I rent?

Thanks to our maintenance and cleaning team, the apartments are constantly checked so there is no deterioration. Regarding the room, it is checked that everything is correct and clean before the arrival of the next tenant. You will find the room with everything indicated on the website itself where you book.

How long can I lease an accommodation?

The minimum stay depends on the time of year in which you want to hire your room. The specific conditions will be reflected in the contract that we will send you when the reservation is formalized and that you will sign before the day of your arrival.

Are rental supplies included?

No, supplies are not included in the rent. It is a monthly cost of €50 that is defined in the contract.

Are the apartments equipped with bed linen and towels?

You have the option of contracting this service before your arrival by contacting welcomepack@homiii.com, but it is a service subject to availability and with prior notice of 6 weeks. You will find the room only with a mattress cover.

Do the apartments have kitchenware?

The accommodations are always equipped with basic kitchen utensils, electrical appliances, an ironing board, and an iron…, among others.

Do I have to pay in advance for you to start processing my application?

After identifying and selecting the apartment and the room you are interested in, you must pay the non-refundable reservation and pay the deposit, equivalent to one monthly rent plus expenses. Prior to your arrival, you must also pay the corresponding monthly payment and sign the Lease Agreement that we will have sent you by email. The details of the checking account to make the transfers appear in the contract itself, although you can also make payments by card on our website. In the case of not having paid what is necessary prior to arrival, the contract would be immediately canceled and you will not be able to stay in the room. These are essential requirements.

Can I book accommodation online from my home city?

Yes, the entire reservation process is online, so you can book your accommodation from your current city and thus save time and money. When you arrive in Madrid, a Homiii Ambassador will receive you at the apartment to hand you the keys personally and give you all the necessary information.

If I need any information that is not on the web, how can I get it?

Regarding aspects related to the reservation process, you should contact comercial@homiii.com by email or by Whatsapp on the phone at +34 686 12 87 89. They will answer you as soon as possible.

Can I use the deposit for the payment of the latest rent(s)?

In no case may the deposit be used to pay rent. The deposit is the guarantee that the contract is fulfilled, in addition to being deposited in the corresponding Official Organization (IVIMA), so it cannot be used for any other purpose. If the contract has been correctly fulfilled, the deposit will be returned in a period of 4 to 6 weeks from the end of the contract.

How are incidents that may occur during the stay in the apartment managed?

Issues that may arise during the stay are managed through the Incident Report QR that you will find on the main poster of the apartment. You must fill out the form and our team will manage your incident as soon as possible. You will also find another QR on the poster with emergency or relevant telephone numbers that are needed immediately.

How is cleaning done?

The cleaning service will come once a week to clean the common areas of the house. In no case will they enter the rooms.

Will I be able to extend the duration of my contract?

You must notify in comercial@homiii.com in writing 60 days prior to the contract end date to process your renewal. Homiii reserves the right to accept it based on the availability of the property and the duration of the requested extension. The conditions appear in the contract itself.

What is the apartment entry procedure?

A few days before your arrival, a Homiii Ambassador will contact you to inform you about the steps to follow in order to hand over the keys and welcome you to the flat. At the time of check-in, the following actions will be carried out:

Hand over the keys to the flat in the event that the embassy is not possible, the keys must be collected during office hours.

What is the check-out procedure?

Check-out will always take place before 12pm. You must inform Homiii of the date on which you will check out, regardless of the end date of your contract. You must leave the room in the same condition in which you found it. It is compulsory to leave the keys in the white letter box in the flat and to notify Homiii. If neither of these actions are taken, you will be in breach of contract. In addition, it will be necessary to settle any outstanding accounts, whether for rent or payment of utilities, before leaving.

What are considered to be serious actions that lead to the cancellation of the contract?

Non-payment, not respecting the rules of coexistence in the flat, not respecting the Community of Neighbours, excessive noise that leads to complaints, and the need for our service to go to the flat for any reportable issue.

Is there an agency fee?

The non-refundable reservation fee must be paid in order to start the booking process. The amount will be determined by the commercial policies of the moment.

Legal terms

In accordance with the provisions of Regulation (EU) 2016/679 of the European Parliament and of the Council of 27 April 2016 on the protection of individuals with regard to the processing of personal data and on the free movement of such data and repealing Directive 95/46/EC, we inform you that your data will be processed under the responsibility of Excem Management, S.L., CIF B-87619433, and registered office at Paseo de la Castellana 93 9ª, 28046 Madrid Telephone: 914174620.

The processing of the aforementioned data is legitimized by the consent of the interested parties or, where applicable, their legal representatives. The personal data contained in this request for information will be kept indefinitely, until their deletion is requested.

By signing the request, you expressly consent to the communication of your personal data by Excem Management to its service providers. We inform you that there are no plans for international data transfers.
