How to make the booking process in Homiii

Book your room online

Don’t worry if you are outside Spain and can’t see it in person. The Homiii website has been created so that the booking process is completely online, with images and videos of the flat and room so that you have all the information you need to book your room in Madrid. The following 4 steps explain how to book on the website and what are the essential requirements to be able to do so.

1. Use the search engine to find the room that fits your needs

Find your perfect room from our portfolio of over 500 rooms in Madrid. Select the location, start and end date of your stay, and browse. For each selected room you will find photos of the property, guided videos, and detailed descriptions of the property to help you make the best decision.

You will be able to see on the interactive map the location and which rooms are available for the selected date. In addition, if you register as a user you will be able to see who your flatmates will be during that period (age, sex, nationality, the field of study or work, etc.).

We visit all the properties, so both the photos and videos are ours and 100% reliable.

You will also find the price of the room broken down by month so that you know from the very first moment how much you are going to pay for your room. Please note that the price shown on the website does not include the cost of utilities.

The cost of utilities is 50€ per month, that is included:
Water, electricity, and gas
Weekly cleaning of the common areas
High-speed WiFi
Maintenance service
24-hour emergency service at weekends to attend to any incident in the flat.

In the event that the consumption of electricity, water, or gas is excessively high, Homiii has the right to pass this increase on to all the members of the household equally.

2. Book your room

When you start the booking process, your chosen room is instantly locked for you. Please note our current booking policy:

The room must be booked from the moment the platform allows you to book. In other words, if you want to start your stay on 1 September, but the room allows you to book it from 16 August, your contract must start from that date regardless of when you want to enter the room.

To make the reservation correctly, the procedure is as follows:

  • You must confirm that the details are correct before continuing with the process (dates, chosen room, cost of the monthly payment, amount of the deposit, etc.). You should confirm with the Sales Department that the room is available and that the current tenant is not renewing, as they have priority over new bookings.
  • The non-refundable administration fee, which corresponds to 100% of the monthly price, must be paid at that precise moment. Payment can be made by credit card or bank transfer. If the option chosen is by bank transfer, you must upload the receipt to the form provided.
  • Once the non-refundable administration fee has been paid, you must fill in your personal details. It is important that the telephone number is written with the corresponding digits to be able to contact you by Whatsapp.
  • Finally, you must pay the security deposit, which corresponds to the amount of one month’s rent + expenses.

It is important to bear in mind that the security deposit will never be used to pay the monthly payment for the room. It is a security deposit that guarantees that the tenant will comply with the conditions of the contract. Once you have finished your stay with us and the contract has been fulfilled correctly, the security deposit will be returned within a maximum period of 4 – 6 weeks as it is deposited in the IVIMA (Instituto Nacional de la Vivienda en Madrid), an official body of the Community of Madrid in the nature of a security deposit. The Homiii team will always try to speed up the return process as much as possible. It is compulsory that on the day of your departure you fill in the check-out form so that we can verify the state of your room and have access to the information you send regarding the bank account where you wish to receive the deposit.

If you have made your payments by bank transfer, you must send the payment receipts to the e-mail address indicated to you and our team will verify that they have been made correctly. Once the payments have been verified, your contract will be sent. If the payments have been made by credit card, you will receive your contract automatically and you will know that you have successfully completed the booking.

3. Pay the corresponding monthly rent for the website

Congratulations! You are now a member of the Homiii Community.

You will have to pay the corresponding monthly rent before the start of the contract in order to receive the keys. From the second month onwards, the monthly payment can be made from the 1st to the 5th of each month.

You will be able to make all the payments through the web without having to go to the office:

  1. Log in to your Homiii account.
  2. In the main menu on the left, go to “CONTRACT PAYMENTS“.
  3. You will see a list of payments corresponding to each month during your entire period, so you will have to select the corresponding month + supplies, and make the payment (by card or transfer).
  4. If you make the payment by card, the payment verification will be automatically reflected. However, if you make the payment by bank transfer, you will have to send the payment receipts to the corresponding form so that the accounting department can verify it.

4. Confirm your arrival date

Once you have paid the corresponding monthly fee and attached the signed contract to the form indicated in the email sent to you, all that remains is to confirm the day of your arrival and coordinate with the person responsible for welcoming you. It will be us who will contact you to confirm this information.

We have our own Homiii Ambassadors who will welcome you on your arrival to give you the keys personally and explain everything about our Homiii Community. They are ambassadors who are able to speak English perfectly, so there will be no problem with the language.

If it is not possible to hand over the keys in the flat, you can come to the office during our opening hours by prior appointment.

You can change your arrival time up to three hours in advance by contacting your Homiii Ambassador directly. If there is a delay and you have not notified us three hours in advance, the Homiii Ambassador will only be able to wait 30 minutes from the agreed time. In the event of a longer delay, we will try to put you in contact with a colleague who can open the door for you, and if this is not possible, you will have to collect the keys from the office at the corresponding time.

Only in case your arrival day is the first day of the month, check-in will take place from 12:00 pm.
